BMO Real Estate Partners (now Columbia Threadneedle Investments) sought technical support to assist with the conversion of an existing single-let office space within Sutherland House, Glasgow, to provide new multi-let contemporary studio accommodation and fit the space out for the occupiers.

The works included the introduction of a new corridor around the central core to subdivide the space and the alterations of M&E systems to accommodate the floor split. The office fit-out works were designed in collaboration with the Tenants and had to provide a modern, contemporary fit-out whilst complementing the traditional features of the building.


Sutherland House is a Category B Listed building situated in a prominent city centre location within Glasgow city centre. The configuration of the building, coupled with existing occupiers within the remainder of the building, required careful planning and management of the works throughout the initial design and project delivery phases. Innes BC were engaged to provide Project Management and Cost Consultancy, ensuring the client’s high standards of design and finish were achieved.

The works required listed building consent and building warrant, which had to be managed carefully in relation to compliance and timing with a challenging occupier occupation date. Innes BC developed an acceleration strategy to meet the project timescales and manage the statutory compliance of the works around an accelerated project approach. Cost control and quality of finish were carefully managed to ensure neither were compromised by the acceleration of the works.


Innes BC have extensive experience managing works in occupied buildings within city centre locations. This was the only vacant floorplate in the building; therefore, Innes BC had to manage the works around a live office building and ensure no disruption to building occupiers whilst the programme was efficiently delivered to meet occupier dates. Innes BC were subsequently instructed on refurbishing the Sutherland House reception on behalf of the Landlord, which was recently completed in June 2022.
